Building a luxury home in Osaka or across Japan? What budget bands can achieve (reference)

General reference, varies with land, scale and spec. RC tsubo rate ~¥1.2–1.9M (main, ex-tax); add auxiliary and overheads for the total. Premium items — pool, basement, lift, central HVAC, bespoke interiors — vary too widely (a pool especially) for a fixed add-on, so they’re quoted per project.

Have you built a detached home?

Yes — Kujo, a detached (single-family) building we fully design-built (238㎡, now a boutique guesthouse): the whole-building design and construction of a detached house. A private luxury home from scratch is work we’re now taking on. Our high-end home capability also rests on the Shiokusa & Daikokucho 10-storey RC hotel new-builds (~¥600M each) and the Chuo-ku & Kyoto residence interiors. The same craft, team and design logic apply to homes — not invented cases.

What does a luxury home in Osaka cost?

RC tsubo-rate guide: ¥1.2–1.9M per tsubo (main construction, ex-tax); add auxiliary (15–20%) and overheads (7–10%). An RC high-end home typically starts around ¥100M and rises into the hundreds of millions with scale and spec.

Luxury home: RC or wood?

For durability, fire and sound performance, long spans and basements, RC is usual; where budget and warm timber feel come first, wood or a wood-RC mix works.

Can you do a basement, lift or pool?

Yes — all common in a luxury home. A basement is closely tied to RC structure; pools and lifts need to enter the budget and structural design early.
