Founded in June 2025 in Chuo-ku, Osaka, Towa Construction Co., Ltd. is a full-service design-build firm offering integrated architecture, interior design, soft furnishings, and construction management under one roof.

Guided by our principles of "sincerity" and "devotion", we partner closely with each client to translate their intentions into completed spaces. Our two focuses are custom / luxury / RC homes and hotels & lodging across Osaka and Kansai; we also handle offices, retail, medical and kominka renovation.

A first-class architect and a first-class construction manager work together to deliver a single, accountable line from concept through design, interior, construction, and post-handover care.

A first-class construction manager runs the site, protecting quality, budget, and schedule. After handover, scheduled inspections at year 1 / 2 / 5 / 10 and 24-hour emergency response keep the relationship long-term. Renovation and seismic retrofit also handled.

Process

From Inquiry to Aftercare

From first consultation through site survey, schematic/detailed design, building permit, construction, final inspection and handover — about 14–24 months overall. The full sequence and why luxury design takes time are in the 7-step building process in Japan. Overseas owners can meet online.

The reassurance continues after handover

For a new home's main structural parts and rain-penetration barriers, Japanese law (the Housing Quality Assurance Act) imposes a 10-year defect liability from handover (extendable to 20 years by agreement). Practical answers for overseas owners and first-time clients — the questions we hear most often.

An RC residence runs about ¥1.2–1.9M/tsubo (shell, ex-tax, Osaka), varying with spec, scale and exposed-concrete finishes. We estimate from your drawings or plot. See RC cost & materials and RC vs wood.
A custom home takes about 14–24 months overall including design and permits (varies by structure). The stage-by-stage breakdown is in the 7-step building process in Japan.
The first consultation is free (about 60 min), and a per-tsubo rough estimate is free within 3 business days. We welcome competitive bids. Reference images, a budget range and a target schedule make it smoother.
Yes. Zoom/WeChat video meetings, multilingual reports (JP/EN/ZH and more), and regular site photos and live streams of key stages are standard. See overseas owner support and the FAQ for foreign owners.
A rough (per-tsubo) estimate comes within 3 business days; a detailed estimate about 2 weeks after schematic design. We provide the rough figure with or without a design contract.
Yes. A three-storey RC build can create open, spacious interiors even on a tight 15–20 tsubo lot in central Osaka. See urban small-lot, three-storey homes.
In high-risk areas where the Uemachi fault zone and a Nankai Trough megaquake are anticipated, we recommend earthquake-resistant RC. See seismic, vibration-control and base-isolation.
Yes. National schemes such as Mirai Eco Housing 2026 (GX, long-life, ZEH) can sometimes be stacked with Osaka prefecture/city add-ons. We design to meet the criteria from the start and help prepare the paperwork. See 2026 housing subsidies.
