Founded in June 2025 in Chuo-ku, Osaka, Towa Construction Co., Ltd. is a full-service design-build firm offering integrated architecture, interior design, soft furnishings, and construction management under one roof.

Guided by our principles of "sincerity" and "devotion", we partner closely with each client to translate their intentions into completed spaces. Our practice spans luxury houses, hotels, office buildings, residential renovation, and clinic / retail design across Osaka and the wider Kansai region.

We listen carefully to your vision, site, budget and lifestyle. Online meetings available for overseas owners.

Site Survey & Code Review

2–3 weeks

On-site analysis of zoning, height limits, soil and boundaries to ground the schematic phase. Survey and soil testing arranged as needed.

Schematic Design & Concept

1–2 months

Floor plans, elevations, concept sketches and a rough budget. We iterate through multiple schemes until you're satisfied. 3D visualization included.

Design Development & Quotation

2–4 months

Full structural, MEP and finishes drawings with a final estimate. Building-permit filing runs in parallel.

Contract & Pre-construction

2–4 weeks

Contract signing, neighborhood greetings, ground-breaking ceremony and site preparation.

06

Construction & Reporting

8–18 months

A first-class site supervisor oversees daily progress. Monthly progress reports and on-site walkthroughs.

07

Completion, Handover & Aftercare

10+ years

Final inspection, handover and operations briefing. 1/2/5/10-year inspections plus 24-hour emergency response.

Yes. We provide weekly Zoom standups, monthly reports in JP/EN/ZH, live streams of key milestones, and dedicated construction-specialist interpreters. We have completed projects with owners who never travelled to Japan.
First consultation is free, about 60 minutes. Bring 3–5 reference images, your budget range, and target timeline. We can meet at our Osaka office or via Zoom.
Per-tsubo budget estimate: free, within 3 business days. Detailed quote follows the schematic design phase — about 2 weeks. The initial budget estimate is offered with no commitment.
Typically 4–6 months: schematic design (2–3 months) → detailed design (2–4 months) → building permit (1–2 months) → contractor selection (1 month).
Major changes during schematic design are welcome. After detailed design begins, we will always quantify the cost and schedule impact before any change is locked in.
10 years structural · 10 years waterproofing · 2 years equipment by Japanese statutory protection. We add complimentary inspections at year 1, 2, 5, and 10, plus a 24-hour emergency response line.
From single-family residences (¥30M+) up to hotels, commercial, and office buildings reaching ¥2 billion in scale. Mega-projects (10+ story office buildings) are delivered through JV with major general contractors.
Yes. We accept design + build separated engagements. We first assess the completeness of the drawings, then propose a supervision framework to match.
